Who Buys Residential Land, and Why
Residential land suits two kinds of buyer. The first wants to build: a home now or in a few years, on land chosen and verified properly rather than bought in a panic near possession. The second wants to hold: a residential plot in a growing location, bought early and sold or developed once the area matures.
Both share the same risk. In India, “residential plot” and “approved layout” are among the most misused phrases in real estate. A plot can be advertised as residential while still being classified as agricultural, sitting in a green zone, or belonging to an unsanctioned layout. When that surfaces, years later, it surfaces as a problem you cannot build on and cannot easily sell. Our job is to catch it before you buy.

What is the difference between residential land and agricultural land?
Residential land is legally classified and approved for building homes, with sanctioned layout and non-agricultural status. Agricultural land is meant for farming and generally cannot be built on until it is lawfully converted to non-agricultural use. A plot marketed as “residential” is not truly residential until its classification and layout approval are confirmed, which is a core check AcreFlow runs.
How do I know if a residential plot is legally approved?
Confirm three things: the land is classified non-agricultural, the layout is sanctioned by the competent planning authority, and the title and revenue records are clean and consistent.
