MahaRERA Disclosures

This page explains AcreFlow Advisory's position in relation to the Real Estate (Regulation and Development) Act, 2016 (“RERA”) and the Maharashtra Real Estate Regulatory Authority (“MahaRERA”), so that visitors and investors clearly understand the nature of our services and how we operate.

AcreFlow Advisory is a buyer-side land investment advisory firm. We advise investors and landowners on land transactions, and we provide sourcing, due diligence support, transaction facilitation, and post-purchase management services in relation to land.

RERA regulates “real estate projects”, meaning the development and sale of apartments, buildings, and plotted developments by promoters, and the “real estate agents” who facilitate the sale or purchase of units within such registered projects. AcreFlow's advisory services relate to land transactions that fall outside the definition of a “real estate project” under RERA. Accordingly, our land advisory services do not require MahaRERA registration, and AcreFlow operates in compliance with applicable law on that basis.

In the event that any specific transaction or engagement involves a real estate project or plotted development that is registered, or required to be registered, with MahaRERA, AcreFlow will comply with all applicable registration, disclosure, and advertising requirements that apply to that transaction, including displaying the relevant MahaRERA project registration number and details where required.

AcreFlow does not guarantee, promise, or assure any investment return, profit, appreciation, yield, or outcome. Real estate and land investments carry risk, including risk of loss and illiquidity. Any figures, projections, timelines, or examples we share are illustrative and for information only, and are not a promise or assurance of any result. Every investment decision is the investor's own, to be made after independent verification and appropriate professional advice.

While AcreFlow provides due diligence support as part of its services, investors are encouraged to conduct or commission their own independent legal, title, and financial verification before committing to any transaction. Information provided by AcreFlow is intended to support, not replace, an investor's own diligence.

Where any AcreFlow communication or advertisement relates to a specific MahaRERA-registered project, that communication will carry the project's MahaRERA registration number and the required details, in line with MahaRERA's advertising requirements. Communications relating to land advisory services generally, and not to a specific registered project, are advisory and informational in nature.
